The process of designing your new home
1. Consultation & Survey
In our first meeting we will discover your hopes and dreams, learn your requirements for the home, and evaluate your budget and the size of the dwelling. If you have a survey or plot plan, this will be critical to the design development process. Then we can collaborate and produce a Bubble Sketch, making sure we work with the site as well as your concepts to simply set the flow of home and views. If design review requirements are needed, we meet with the appropriate boards and evaluate their requirements.
2. Floor & Elevation Design
After our initial examination and consultation, we produce a scale floor plan to incorporate the room sizes and elements your home needs, as well as calculate views and resolve a fitting orientation for your home. After approval of the Floor Plan, an Elevation Study of the exterior is produced to match the theme of your home.
3. Construction Documents
When you feel confident in the concept of your new design we will cooperate with city and government organizations to obtain for you a complete set of working drawings for permitting
and construction. Our plans are drawn in CAD format to make sure they are as accurate as possible. All construction plans will include a floor plan, at least four elevations, foundation plan, roof framing plan, two building sections, and an electrical plan as well as standard details. If more documents are required we make sure you have all the necessary plans to obtain a permit or receive an accurate bid.
